Report system
description....
Our computer generated inspection
reports are prepared using "3-D Report
Writer" software, one of the most widely used report writing programs by
Property Inspection professionals.
We use a custom format which has been specially prepared to meet
both the technical and legal needs of the Southern California real estate market.
Often we will enhance our report with color photographs to further illustrate a
specific comment. For ease of identification by the reader, we use a color
coding system to divide our comments into categories such as "Safety
Concerns", "Recommended Upgrades", etc. This
color coding is used throughout the report for easy reference.
Our inspections and our reports follow the California Real Estate Inspection
Association (CREIA) standards of practice. The reports
clearly identify at the beginning of each section what is, and what is not,
included in our inspection.

Report
presentation....
Your property
inspection report is presented in a 3-ring binder for easy storage and future
reference.
In addition to
the report, we provide the following useful reference material in the binder:

-
The
California Real Estate Inspection Association (CREIA) Residential Standards
of Practice and Code of Ethics provides the basis of our inspection
scope and responsibilities, and are included to help you understand what is,
and what is not, included in the home inspection.
-
"Home
Journal - How To
Operate Your Home - An Owners Manual For Your Home" published by
Mr. Fix-It. The Home Journal presents vital information about homes and
their systems. We have provided maintenance guides and contractor
maintenance suggestions. Custom tags are included for all important utility
switches and valves. Special sections prompt owners to log information about
their home and its maintenance. We keep it simple so owners can easily
understand their responsibilities.
-
If you need
to hire a contractor now, or at any time in the future, please read through
the booklet What You Should Know Before You Hire A Contractor
published by the California Contractors State Licensed Board. This booklet
will help you understand your rights and responsibilities, as well as how
best to go about selecting a licensed contractor.
Why we provide
next-day (not on-site) reports....
We take pride in the preparation of
our reports as the primary vehicle to communicate our findings to all parties
involved in the real estate transaction. We have elected not to provide
on-site reports so that we may have sufficient time to review our reports,
include the necessary illustrative photographs, and provide a professional
product to our clients. We find that most Clients and Realtors are quite
satisfied with reports provided on a next-day basis. Our reports are typically
e-mailed as PDF files with a hard copy mailed to the client. |
